- B2B · multi-tenant SaaS · AI + IoT web platform
TankAware is an AI and IoT platform that replaces spreadsheets and paper logs for petroleum tank and site inspections. It is built on three decades of industry experience. Owners, site managers and contractors get one secure place to work. They schedule inspections, catch deficiencies, and act on real-time sensor data across hundreds of sites.
The problem we set out to solve.
Manual, error-prone tracking through spreadsheets and paper logs led to missed inspections and compliance risk.
No real-time visibility meant maintenance was reactive, not proactive.
Vendor collaboration was fragmented — no central place to assign or track deficiencies.
Existing processes could not scale to multi-site operations.
What success needed to look like
- Replace paper logs and spreadsheets with one system nobody can lose track of.
- See tank and site conditions in real time, not after a problem shows up.
- Give every contractor and vendor a shared place to log and close deficiencies.
- Build a system that scales from one site to hundreds without breaking.
How we delivered it.
- 01
Diagnose
Traced how inspections, deficiencies, and vendor work orders moved through the business. Found where paper and spreadsheets were dropping them.
- 02
Design
The hard part was one platform, isolated tenants. Every client company needed its own secure space, but the IoT pipeline and alert models had to stay shared. We designed the multi-tenant architecture and five-tier role model, Super Admin down to Contractor, around that split.
- 03
Build
Built the IoT sensor pipeline, alert models, inspection engine, and vendor payment portal on AWS. Data is encrypted at rest and in transit.
- 04
Launch
Rolled the platform out under dedicated client subdomains, with audit trails and role-based access live from day one.
- 05
Run
Kept the maintenance models and dashboards tuned as new sites and users came online.
What we built.
We built a central, AI-enhanced, multi-tenant platform. Each client company runs in its own secure space under a dedicated subdomain. The platform automates inspection scheduling and deficiency tracking. It streams real-time IoT sensor data. It scales across hundreds of sites and users. Predictive alerts flag problems before they become failures.

“TankAware has revolutionized how we manage petroleum sites. The real-time data and automation have exceeded expectations.”
Blake Sutherland · President, Sutherland Excavating Ltd.

Petroleum site management does not fail from lack of data. It fails when that data stays trapped in paper and spreadsheets. We built the system that puts it in one place, in real time.
