The hardest part

A roof asset record is the product, and almost nobody has one

Every renewal, warranty claim and repair quote depends on knowing the roof. Which building and which section. What membrane: TPO, PVC, EPDM, modified bitumen or built-up. When it went on, who holds the warranty, and what that warranty asks of the owner. On most commercial books that record is split between an old proposal, the manufacturer's paperwork and the memory of whoever sold the job.

So the first thing we build is your asset register, keyed by building and roof section, with the contract and the inspection history hanging off it. Once that exists, renewals become a query. Warranty terms become a checklist on the inspection, and the owner portal is a view rather than a project.

It also changes how you sell. A facilities manager who can see ten years of inspections and repairs on their own roof, in your portal, has no reason to invite another contractor to quote.

What none of them ship is your asset register with warranty terms, a measurement-to-estimate bridge tuned to your assemblies, an owner portal in your brand, or pay applications tied to your job cost. We build that layer and write back to your platform, so dispatch never looks at two screens.

Access decides the integration, so we confirm it before anyone estimates a build. Where your platform exposes an API, we use it; if it offers scheduled exports, we read those. On a spreadsheet or a system you had built years ago, we write into that instead. QuickBooks, Sage or whatever holds your ledger stays your ledger.

We confirm exact API or export access during the free audit, before any estimate.

02Can it handle multi-year contracts with price escalators and different cadences per building?+

Yes. Each contract carries its own term, billing schedule, escalator and inspection cadence, per building and per roof section where they differ. Renewals and inspections are raised from those terms, so a campus with quarterly checks on one building and annual on the rest runs from one record.

03Does it do AIA billing for our re-roof projects?+

It drafts the G702 application and the G703 continuation sheet from your schedule of values and the quantities your PM has approved, with retainage held per the contract. Your PM reviews and certifies before it goes to the GC; the software assembles, it never signs. Our AIA billing page walks through the whole sequence.

04Where do the aerial measurements come from?+

From whichever provider you already use: EagleView, Hover, Roofr, or your own drone flights. We read the report and populate the estimate with your assemblies and waste factors per membrane type. Your estimator still owns the number; the re-keying goes away.

05Can our customers' facilities managers see their own roofs?+

Yes, through a read-only portal in your brand: each building, its roof sections, warranty details, inspection reports, photos and open deficiencies. It reads from your records and never becomes a second system. Owners who can see their history rarely put the renewal out to bid.
